1) Assessment- We need to know what your investment strategy is. Meaning are you trying to purchase 1 single family home or would you like to purchase an apartment building and what is budget.

2) Pricing and selection- Your selection of property depends on the amount of money you are willing to spend. Once we know your price point we can point you in the right direction to help  you find the right property.

3) Location- Location is obviously important and although you can get substantially cheaper homes in depressed areas your chances of keeping a long term tenant begin to decrease. Most of the homes that we help investors purchase are in the midrange areas which allows our clients to get the best house for the best price with an eye on longterm rental income.

4) If you are an out of town owner we can communicate with you via email along with video walkthroughs of all the property that you are interested in purchasing. Additionally, if you are planning on coming down to Florida we can set up a series of showings so that you can get a feel for the neighborhood before you make your purchase.

5) Rent Ready- Once you have purchased your home then we are ready to start getting your property rent ready so that we can begin marketing to find you a qualified tenant.

6) Tenant Qualifications- Through our property management division of our company we go through a 7 step tenant screening process where we will verify the tenants income, rental history, eviction history, criminal, credit worthiness and more.

7) Move in and monthly maintenance- Upon move in we will continue to monitor the property and the tenants for any problems.We become a buffer from you and your tenant and handle all calls in an efficient manner.
