Welcome to a mature neighborhood, with winding streets and distinctively unique homes.  The community of Sugar Pond Manor is an established neighborhood, with home builds dating from the early 1980s to the early 2000s. Many of the 2,000 homes in the area were in place long before the Village of Wellington’s rise to fame.  It is considered one of “old” Wellington’s fist planned communities while the area was still unincorporated. The community of Sugar Pond Manor does not have a homeowner’s association, so there is no monthly fee to pay.  The Village of Wellington enforces lawn care and other home regulations for this non-gated area.

The community also does not include a clubhouse, tennis courts or a fitness facility.  There are, however, a number of parks, making this a fantastic place for families with young children.  There are also winding roads and fantastic mature trees that enclose this community, and make it distinctive from the rest of the Village of Wellington.The community of Sugar Pond Manor is found along Greenview Shores Boulevard, just off Wellington Trace.  The location provides easy access to US-441 and the Florida Turnpike. The Village of Wellington recently ranked as one of the top 100 places to live by Money Magazine. The homes of Sugar Pond Manor are all builder/owner designed.  The homes range in price, but average in the mid $200,000 range.  Some homes are priced up to $350,000. Most of the lot sizes are a quarter of an acre, with little space left for building new.  A large number of homes back up to canals.

 Shoppers will enjoy the great proximity of Sugar Pond Manor to several retail venues.  The Mall at Wellington Green is just a short distance away, as is CityPlace in West Palm Beach.  You will find both national stores, and one-of-a-kind places to fill all your retail needs. As for dining, there are numerous choices, from family-centered restaurants to fine dining establishments.  There is sure to be a place for just about anyone to find the exact dish they are searching for.

The community of Sugar Pond Manor is so large it includes several public schools.  As for elementary schools, Binks Forest Elementary, New Horizons Elementary and Wellington Elementary all accept students from the neighborhood.  Wellington Landings Middle School and Wellington High School are where older students attend.  The schools are part of the A-rated Palm Beach County School District. If parents so choose, there are also several private schools in the area.  Numerous universities and colleges also make a home in the region of Wellington.
